Use the cost per sq ft as a quick sanity check against GC bids. If three local builders quote within 10 percent of this number, your finish assumptions are right. If they are 25+ percent higher, you are probably being quoted an upgraded tier even though you asked for standard. If they are much lower, inspect what is excluded (often flooring allowance, appliances, or septic / well).
